Terms of Business

The following summary reflects the Clear Mortgage Solutions Ltd Terms of Business supplied by Robert. Read the full terms below together with the Client Privacy Notice and the personalised documents supplied during your advice process.

This website is operated by Robert Marshall, a sole trader using the name F1 Mortgages, based in Winchburgh. Website enquiries: r.marshall@mab.org.uk or 07376 122 178. The supplied advice Terms of Business identify Clear Mortgage Solutions Ltd as the appointed representative, as set out below.

Clear Mortgage Solutions Ltd is an appointed representative of Mortgage Advice Bureau Limited (Financial Services Register number 455545) and Mortgage Advice Bureau (Derby) Limited (466154), which are authorised and regulated by the Financial Conduct Authority. Their permitted business includes advising on and arranging mortgages and general insurance, and they are authorised for consumer credit activities. Check the Financial Services Register ↗.

Mortgage advice and fees

We advise on a range of first-charge mortgages from across the market, excluding deals available only directly from lenders. Some buy-to-let mortgages are not FCA-regulated; your adviser will explain when this applies. Second-charge mortgages, commercial lending and unsecured loans are referred to specialist brokers rather than advised on by us.

Your initial call is free and without obligation. Robert’s published MAB profile states that a mortgage advice fee may apply, up to 1% of borrowing and typically 0.3%. The supplied terms confirm that actual fees, charges and payment options will be explained before work starts. We also receive lender commission, with the amount and product charges detailed in your Mortgage Illustration.

Recommendations follow an assessment of your needs and are explained in writing. Mortgage products can change before completion; we will agree with you what further product checks to undertake.

Protection advice

The supplied terms list Aviva, Guardian, LV=, Legal & General, Royal London and Vitality for life, critical/serious illness and income protection, and LV=, Paymentshield and Uinsure for buildings and contents insurance. Your adviser will confirm the available panel when advising you. We do not charge you a fee for arranging these policies; we receive insurer commission as a percentage of the annual premium.

Your information and financial protection

Provide accurate, honest information and tell your adviser about relevant changes. Identity, address, income, expenditure and source-of-deposit checks may be required. The terms explain potential FSCS compensation if the firm cannot meet its obligations, subject to the business type and claim circumstances. Check FSCS cover and eligibility ↗.

Privacy information

Client privacy addendum

The supplied Terms of Business identify Clear Mortgage Solutions Ltd and the MAB firms as joint controllers for client data. They describe contract or legal-obligation grounds for notices about terms and privacy changes, and legitimate interests for mortgage/protection reviews and customer surveys. This addendum must be read with the Client Privacy Notice provided to you.

Using MAB’s enquiry and advice services

MAB’s privacy policy, updated 11 September 2026, identifies Mortgage Advice Bureau Limited and Mortgage Advice Bureau (Derby) Limited as controllers. It describes consent for initial engagement, contractual grounds for advice services and legal obligations for regulatory checks.

MAB may share data with its network, lenders, insurers and service providers. Its policy explains overseas processing safeguards. Retention varies by record: successful application records are generally kept for the mortgage or policy term plus six years; exceptions and other categories are detailed in the full policy. These periods are MAB’s, not a retention schedule for this site’s former test database.

Depending on the circumstances, you can request access, correction, erasure, restriction or transfer, object to processing, and withdraw consent. Deletion is not always possible where records must be retained. Marketing preferences can be changed through your adviser or unsubscribe links.

Website privacy checks still outstanding

The hosting provider’s data-processing arrangements, storage locations, access permissions and retention periods still need to be confirmed.
